Lisa is amazing and very accommodating, I had a sudden move for work, and found Budget Storage through a Google search. I read the reviews and am very happy to report that they are TRUE. Lisa was available each time I called, and when I bumped up my needing a unit date by 1 week, it was not an issue. The units are very clean , well lit ( inside and out) and accessible 24/7. Thank you for making a tough time of year to move be a little easier.

We recently rented a storage locker for our belongings while building a house in the area. Great service, friendly people, units are neat, clean and well maintained. When we called to say we were moving out it happened to be the day that our rent was due they even gave us two extra days on the weekend at no extra charge. Nice location just a couple minutes off the highway, well looked after and secure. Thanks for the great service! Michael and Linda Salmon

Lisa was very accomodating with our schedule. She is very personable. We even forgot our key once and she happily came by and unlocked it for us! Facilities are very clean, accessible, safe and well monitored. Best prices in town especially when the use of trailer is considered. We moved our items first into the unit and they then provided the trailer to move to our new house. Worked great for us. Highly recommended.

The office admin were very helpful. Facilities were clean and dry. I would recommend a fence around the units on Homestead Road Neighbours are always watching very carefully to see what is brought into units and their dogs(4) run free throughout the property.

Best I can say about the Homestead Rd location is that there is an actual reserved spots this year, for the first time. No fence or security at all. I had my electrical cord completely cut off my travel trailer 2 years ago. About a week after booking I’m notified by email that there will be 3 extra charges for admission etc totalling over $11 per month, nice !! If this facility was fenced in with a pass gate for customers only, maybe.

We have had a storage unit there since before Mini Mall Storage bought it from Budget Storage. In the years we were with Budget, there were no issues. Since March, our unit has been broken into twice, again around the evening of August 17th. For what they charge, better security should be in place. Sure it's clean and the staff are friendly, but the business does not actually seem to put any effort into building itself a reputation for secure storage. And it doesn't look like they take on any liability for failing to secure their buildings. My take... If you actually have anything important, meaningful or valuable, go elsewhere. There are no deals here for being out of the city, and the place is as secure as any remote isolated unattended premise. **I've been informed that security is a priority for Minimall Storage, but I would argue that two break-ins since March and still no fence or improvements to deter theft, so I would ask exactly what measures have been taken to prove that security is taken seriously. The Market rates that you are comparing against are fenced in, well lit, and more secure than sheds in a field.

Sept 2024 Update: They are probably just an arm of organized crime. Minimally Storage has been buying smaller storage providers, and undoing any policy and protection that was offered by the previous owners. The homestead road location, formerly Budget Storage, has recently been upgraded to a fenced in enclosure, but not before experiencing at least 5 break-ins in 2023 - 2024 and at least 2 in 2024-2025, sticking customers with the loss of their goods AND increasing the monthly fees like they were a top notch company. Your contents are not covered by Minimall Storage. When your locker is sacked and your contents are stolen, they give you a form to fill out. If your answers do not fit the questions, you're out of luck. So if you have antiques, 'sentimentals,'or valuables that do not have receipts, they don't count. Or at least that's what I've been told. I moved the contents of my father's home into a storage locker at the time Budget sold to Minimall. That's when the series of break-ins started. Each time, there was a promise to upgrade security, but not before another break in, then another... and another... One broken promise after another, all while stonewalling against claims. Why not change to another company? Good question. It wasn't convenient, and tbh, I was still processing the death of my father. But hey, you can't mix business with humanity, right? While the fence is finally up, it should be understood that Minimall Storage will happily take your money, increase your rates and disregard the responsibility that is generally implied with "safe secure storage" In fact, they sell that they're always on guard. Until recently, the Homestead road location was entirely unguarded. Zero on premis staff. It's still that way, but at least there's a fence. Prior to this, they mislead customers by marketing and advertising for something they did not ultimately provide, and I don't think they should get away with it. But policy and deeper pockets than mine seem to be prevailing as my claim for losses was not only refused, but disregarded entirely. When I asked about the status of my claim, the response was "what claim?". Oh I don't know, pick any one of the 3 I've submitted so far? I haven't even checked to see what's left in the locker, as it has been broken into twice since my last claim. I have photos of most of what was in there, but photos font prove value or cost, and there's simply no place in the form to submit photos. (Said sarcastically). So while I have lost deep into the thousands of dollars worth of "stuff", Minimall Storage takes no responsibility for failing to provide the service they sell, and relies on attrition to keep their owners happy. If anyone has any experience or knows of someone who has successfully dealt with this kind of nonsense, I'd really like to talk. If the other people who lost contents from Minimalls participation in what is arguably an organized effort to steal customer contents without reimbursement, let's pool together to see if we can't collectively make Minimall Storage be held accountable. **************** Old review: I'd argue that they are quite literally just doing it themselves and selling the stuff that is stolen. It's to the point they are that negligent. There are a bunch of unprotected RVs and trailers too, so if your in the business of stealing things, this is a great opportunity for you. If you're one of the people storing their rec vehicle or using this location for storage, now is the time to get your stuff out. November 30th was the third time that Minimally storage was broken into since this summer, and the third time they denied any sort of liability for their basic facilitation of a crime. lol .they say security is their top priority. Incorrect. Providing things for people to steal is their priority. They also say fair market value. Nope. They have buildings in a fcleared area surrounded by woods. No fence. The market provides better and this is just bs.

This place is a joke , the homestead location . I asked the idiot that helped me purchase a unit if it's safe , if there has been any break ins . He answers no , I put my 20 thousand dollar quad in there for 1 night, and then go to check on it the next day and the land owner beside the unit comes to talk to me just to say how happy she was that I am taking my bike out of there because she said someone was looking at the units during the night and those units have been getting stolen alot this year . So screw this place , and don't trust them . Wish I could give a 0. I paid a 100 bucks for nothing . Worst
Tyler StuartHad my trailer broke into twice and was also stolen. Would not store anything at this location until they put up a fence.

The worst customer service, management and owners. Got unit which is under my bfs name on the 15th, we went to put stuff in on the 20th as we are moving, only to see that our unit got broken into and our stuff gone, we called the police to get it on file, and now to try to get ahold of anyone is completely retarded. I've left numerous messages for them to not be returned (I've called numerous times a day from the 20th to the 24th) clearly management doesn't care nor do the owners. Called the after hours number only to be put on hold for 30mins to be hung up on. Definitely starting to think of going to talk to a lawyer to see if anything can be done as they say it is secured and video surveillance, cop said the camera doesnt even look towards the units. I would not recommend this crooked company...spend the extra money and actually get a secure locker DO NOT GET A UNIT FROM THIS COMPANY...they are completely useless ? As you can see from pictures our lock is missing and it's all bent with scratches on the door and lock...I have other numerous pictures as well.

BEWARE!! called in september to book a storage unit for mid october. was told I would be charged for the first month during the booking but I could call anytime to cancel and get a refund if we didnt end up needing the storage unit. called a week later to cancel as we no longer needed it and was told I would be refunded. get a called in november from a new secretary stating I owed them money for my storage unit I told her I had never been there and that I was still waiting for my refund from the first month since I had canceled. she told me she would call the owner and call me back (never received a call back) I called her back a week later she told me the owner said they dont do refunds even though I was told I could get a full refund previously. Do not trust this company with your credit card.

A 10 x20 storage unit is around the size of a single car garage. We recommend this size for more significant self-storage needs, like freeing up space to stage your home, during a remodel or in between moves.
A 10×10 is about half the size of a standard garage. With the capacity to hold a king-sized bed, larger bedroom furniture, and oh-so-many boxes, the options for this unit are expansive.
A 5×5 is about the size of a walk in closet. While it’s small enough to easily manage household clutter, seasonal decor, and boxes, it’s also great for appliances, small furniture, and odd shapes like camping gear or sports equipment. Think of it like a walk-in closet that isn’t attached to your bedroom.
To rent a storage unit with Mini Mall Storage, you’ll need a valid form of government-issued ID, such as a driver’s license, passport, or provincial ID.
We do not allow tenants to store stolen or illegal goods in our storage units. Additionally, we disallow flammable or hazardous items, combustible items or liquids, plants, perishable goods, or animals. For additional and more specific information about what you cannot store, please contact us.
Drive-up storage units allow tenants to drive up to, load, and unload their storage unit. This is especially useful for transporting large items. Drive-up storage units are tall, convenient, and located on the ground floor so that you don’t have to navigate stairs or elevators.
