Unfortunately, the circumstances as where I needed to use their services was very stressful and sudden with very little time to get what needed to be done actually done, but thanks to the team at Mini Mall Storage the possible catastrophe was avoided and almost everything was saved due to the accessibility and easy navigation on their website made for a quick and smooth acquiring of their facilities. I am giving a five star rating for both convenience and customer satisfaction based on my experience..

I am living in Nova Scotia and it took some time to seek employment. During this time, I was getting overwhelmed with notifications of service fees and the potential auctioning of my belongings. I kept in contact and let the staff know of my anxieties and they helped me by lessening the notifications I was receiving and continued to note my account of upcoming payments. They even worked around an auction date where my lock was to be cut AND they were able to reverse the lock cutting charge on my account. Today, I am all paid up and grateful that they were so kind and willing to work with me through my challenges. Thank you to Linda and Peter for all you did for me and continue to do for me! You are truly appreciated!

Used to be great... Then they stopped accepting etransfers which has never been an issue for the last 6 years.. They didn't follow up about it or make a call..nothing. Then they applied massive late fees... And when I wanted to pay through the link they sent me... the page told me it was too late to make an online payment so I had to go in. In the meantime I had pending etransfers they didn't accept... The management told me I would've known had I read through the entire email regarding the change in ownership. Really annoyed me that I couldn't pay through the link they sent me (due to non payment- their fault)..what's the point? When I called the lady answered my question "why do I need to go in to pay?" she told me that I dont have to..but then they would auction off my unit. Lol...had the unit for 6 years. Absolutely rediculous. So I put in my notice and I'm pulling my stuff out.

Adam and Peter from the 1245 Franklin St Cambridge storage received a payment May 1 in good standings and shut my account May 10th. They auctioned the belongings of my deceased loved ones my Mom and son Christopher without an email or phone call ( they had all my current information). BEWARE of renting here my memories are gone and they had no remorse for this event. I hope no one will have to experience the tragedy that I did renting from this unprofessional establishment. The management answered with an apology ( not accepted ) its as fake as the excuses you are saying about letters you sent and money not received. I have a copy of $240 dollars paid to you March 28th. When we signed up we had very helpful people but I cancelled two months ago and the gentleman that took my call told me “yes everything was fine and it would be cancelled”. Only to find out after $400 in charges and a snarky lady on the phone that that was not the case. She said she could see the notice of cancellation and would send it to me(which hasn’t happened) but as someone put the lock back on and we weren’t informed 2 months ago when we called that that would be a problem as i would’ve just come and taken it off instead they were just going to keep charging the $200. Really disappointed that the customer service quality goes extremely down when customers try to leave vs when you’re trying to get their business

First, I would hasten to say that the present staff at Franklin St. North in Cambridge, ON, are helpful, polite, and I sense squirming in discomfort at now working for monopoly-bully Mini Mall instead of Franklin Self-Storage that owned it previously. My issues, itemized below, have to do with the take-over American corporation whose only goal is to dissolve all competition while the industry is still totally unregulated, and for whom the term “business ethics” is an oxymoron. In December 2018, we booked a 30x10 storage unit with Franklin Self-Storage, for $398.89. By August 2019, needing more space, we booked a second smaller unit there, 20x10, for $311.84. We were paying a combined total of $701.73 with Franklin Storage, from August 2019 until July 2021, when MiniMall assumed ownership of the property. For the full 2 years we rented with Franklin Storage, the monthly rental cost never changed. In August 2021 we were still paying $701.73, for the first month under the new Mini Mall management. The next month, the rent increases began, at a rate of 3 or 4 per year, as anyone who rents with the new owners well knows. By September, that had gone to $734.03. By April of 2022, we were paying $806.35. By January 2023, $894.49. By September, $939.69. And by December 2023, the damage was $1028.97. So from August 2021 to December 2023, the MiniMall fee rose 46.63%. Having already committed to 2 large units, with a vast array of heavy storage items next to impossible to move, we felt helpless. Mini Mall had us by the proverbial balls. We toughed it out for two-plus years of incessant price increases & gratuitous surcharges, as our rent skyrocketed. My income has not increased 46.63% over that same time period. In fact, as a retiree now in my early 70s, it is flatlined. We had no choice but to move to another facility. And we had no funds to hire movers to do this job, so my wife and I had no choice but to undertake it ourselves. Perspective: there was the equivalent of 400 boxes, weighing 14-40 lbs each. It took 8-hour days, 7 days a week, working continuously for 5 weeks (Dec.27 to Jan.31) to move everything. Our contents consist primarily of a library of books, journals, bookshelves, vinyl and 78rpm recordings, and heavy furniture. It is not a typical inventory of contents for storage areas. TBC

We loved when it was Franklin storage and the prices and service was great. The service is still great but now that they are now Mini mall and all the added administrative charges added in the last year just not worth it for us. Found a new inside facility with a bigger space for $120.00 less.

This place was quite good prior to the new ownership. The new management is awful and unprofessional. They’ve increased our rates significantly.
