I’ve been a customer of Mini Mall Storage in Waterloo since August 2022. The staff were very helpful and accommodating when I wanted to downsize my unit after decluttering my belongings. The facilities are clean and climate-controlled. I feel secure keeping my belongings there.

Was easy to get set up, lots of different storage sizes. Was very easy to move my stuff in with their trolley and the large elevator.

I had a great first visit and sign up. I worked with John and Michael. I wanted to get a unit but before I could they walked me around, showed me value in being on the main floor, let me visually see the unit for size and showed me how to use the bay doors and whatnot. While that sounds simple, it would have been easier for them if they just sat their and took my money. They knew I was going to sign up. They didn't though. I left impressed and returned with my first load for storage. That's when I noticed how clean it was. A+ other than they mentioned that its nothing like Breaking Bad. Since its not open 24H, its safe to be here...boring. lol

Experience to get the storage unit was very easy and staff was pleasant. Access to the facility is simple and things are clean and well organized.

Have had a storage locker here for 2-3 years. People working here are super helpful and friendly. Place is clean with good climate control. Highly recommended.

very reasonable rents. Last year when I booked a unit I was told by the call center that one unit was the right size, but when I got there it was clearly too small. The person at the front desk switched to a better unit size on the spot. Just re-booked for this summer and it was so convenient. Staff is great - both the call center folks and the people at the location!

They charge you the entire month even if you moved your stuff in in the middle or the end of that month! Eg. you moved in on 20th of Sept and moved out on Oct 2rd, they will charge you the whole month of September (1st-30th) and the whole month of Oct!

So, we found a "sale online for a slightly larger unit which we would split with a family member as they were looking for storage as well. No more then 2 months later we get yet another rental increase notice.. Another 34% increase!!! I see a lot of empty lockers and i'm sure they will lose more soon. All these fee's and your bathroom still doesn't work. Hire a plumber already. Im sure you'll find a way to work that fee into our new prices right?

This increase was for 20%, I understand the costs of goods and services has risen but 20 % seems exorbitent. Then on October 30, 2023 I received a notice for "New Fees" to be added effective December 1st. This increase amounted to another increase of 12.25 %. It feels like the management understands that moving would be more painful than paying a 32.25 % increase ??

Things started well with mini mall storage. In the past 2 years of service the storage hallways have slowly been cleaned less-and-less, bathrooms have been marked out of order for months, with no resolution, and the worst part is the growing hidden fees. We will be leaving mini mall for somewhere else due to the ongoing and unfair fee raising. When we started renting just 2 years ago we were at a healthy ~$180 monthly fee. In one year, the monthly fees jumped over $120 for a unit costing over $300/mo, and we had to downsize units, back to something around $220/mo. In less than a year, our unit is now over $300 again. To downsize again it will LITERALLY cost more than $300 a month due to the new fees they implemented over the holidays, and I wish that were a joke. As a very small business, we can’t afford let alone entertain the massive rent jumps. There needs to be better rent control, because right now all we’re seeing is the corporate greed, and not a company that cares about their clients, or keeping anyone long-term. We’ll be out by June. Steer clear of this company!

My first issue with this place was when I changed storage unit sizes (went up in size) so I was told one price over the phone, then when I got my first bill it was almost $40 more than I agreed to. I tried calling to get it fixed but they basically called me a liar and refused to give it to me the price they told me originally, and since I already had my stuff in the unit I had no choice but to pay it or walk away and loose all the money I had already paid for that month. My second issue is that they decided just last month to increase the rent with almost no notice, raising it up $40 per month!!!They say it’s to “keep the facilities in tip top shape” well sorry to say but that’s not the case! One of only two entry doors into the building stopped working well over 6 months ago. ITS STILL NOT FIXED! Not to mention one of the 5 overhead loading doors is broken also, no idea when or if they plan on fixing that. Regardless it shouldn’t take this long to fix this stuff. But to increase costs and not have your building operating properly is just poor management in my opinion. Also they don’t offer any partial refunds mid month if you cancel in the middle of a billing cycle. And there’s homeless people living in these storage units upstairs. They deny it but I’ve literally watched them go in right before closing time (one even had a dog!), and then I waited 15-20 mins to see if they came back out and they didn’t. So clearly they spent the night in there since the building was locked up tight for the night until the next morning when they re-opened…So keep that in mind! Other than that it did the trick I guess. Not sure I’d recommend them though!

I have issues with this storage. I terminated a 12-mo contract and I can't get my money back for more than 3 months. It used to be a great CanAm storage, then Mini Mall acquired it increasing prices by 30-50%,.There was a major flood event destroying the content of many units, and finally they delay with refunds. Staff is helpful, but the company. Stay away from this place. Update: I got my money back after 6 months of waiting..
